Nicely remodeled condo available now. Great location on bus line: 5 minutes to downtown and the University, 5 minutes the other way to MATC. $750/mo plus $750 security deposit, though these are negotiable if you have good references. Rent includes parking (up to two cars), storage unit, indoor winter bike storage, plus we will pay the $125/mo condo fees. The Sherman Terrace Condo association (http://www.shermanterrace.org/) is located in the basement of building 25. They maintain the website (http://shermanterrace.org/wordpress/ where residents can chime in on current community topics such as a Community Car and Mad City Broadband at Sherman Terrace), hold monthly meetings, produce the news letter, and they can help you with parking stickers, laundry/basement keys, copies of documents and storage assignments. They mow the lawns and maintain the landscaping as directed by the Landscape and Grounds Committee of the STCA board and they deal with day-to-day issues regarding the other contracts: laundry, garbage removal, snow removal, roofing and other vendors. The sense of community they provide is not immediately apparent upon viewing the apartment, but a tangible asset nevertheless.
You will be responsible for the gas and electric bill. The monthly averages in this building range from $90-$172 (http://www.mge.com/myaccount/averagecos ... &c=Madison); if you choose not to run the central air in the summer, your costs may be significantly less. We have installed new energy efficient black ceiling fans in all the rooms, which will help if you want to minimize your air conditioner use in the summer, and maximize heating in the winter.
This unit has 6 burner stove, microwave, dishwasher, garbage disposal, washer/dryer, central air, ample built in storage, marble floors in kitchen and dining room, newer carpet in the rest of the apartment. 852 square feet, security locked entrance at the front door and private entry off the dining room.
The Sherman Terrace Condos were built in the 40s as military housing for the Truax air force base. The walls and floors are solid concrete, so there is limited noise from your neighbors. The units are a mix of owner-occupied units and rentals. The look of the complex is a bit industrial, especially in the winter without the benefit of the great landscaping. But, the square footage you get for the price is a real bargain this close to downtown and having Tenney Park with its playgrounds, tennis courts, fishing, running paths, canoe and kayak storage, and lake Mendota swimming beach just a block away makes this a really great option for those of us on a budget. Great for UW grad students.
